Sudden Pre-PCI!

We went to the site so that the person from flooring company could do an actual site measurement and check the floor condition whether any floor preparation would be necessary. Our site supervisor decided we can have the pre-PCI that was cancelled due to vandalism. We were also ready and had time, delighted as well because this gave us a chance to fix the known issues earlier.

We went to room by room and pointed out the issues as we went by. Our site supervisor picked up more issues than us :). Eventually the house will be repainted. Major issues are as follows:



  • Walk-in-Robe Door Placement: The WIR robe is supposed to be placed in the middle, but it is not. This is generating multiple issues like there is not enough place inside to install the double power point we asked. So, the trades has placed the switch and power-point in Master-suite! Three outlets in this tiny wall - too busy right. 

Now, as a remedy, we asked to put the light switch of Master-suite and WIR in the same plate removing the left one. The double power-point below will stay as it is as a bonus! An additional double power-point will be placed inside, not in its original place though, but would do.


Builder's benefit is they wont need to do heavy Gyprock work involving the door placement. And our benefit is, we have more space on one wall to install a mirror inside WIR or even put a chair on bed side next door bed-side closet. So, it is a win-win situation.
  • Light temperature mix-ups: There has been 6 locations where the temperature of the downlights (cool or warm) aren't correct. 
  • Light fittings: Two outdoor light fitting location (a sensor light and a batten holder) had been swapped 
  • Ensuite Benchtop: Wrong color bench-top in ensuite
  • Butler's pantry door yet to be painted
  • Two downpipes left unpainted 
  • Video Doorbell system not installed yet
  • Towel rack, toilet roll holder, glass rack in ensuite shower, kitchen taps not installed yet
  • Two slab cracks in Alfresco
  • and few more minor issues....mostly related to painting touch ups
On the progress side: our Cosmic Aura splash-backs have been installed in kitchen and pantry, looks good to us! 






Independent inspection (planned this Thursday i.e. 10-Nov) had to be postponed to next Tuesday (i.e. 15-Nov). Our formal PCI is on next Thursday (17-Nov) and there is a possibility that if there is nothing major found at Independent Inspection and PCI, we will get the keys on the same day.

It looks like just a week if we are lucky and so many things left to do.

On the flooring side: the actual measurement came slightly more than what was taken from the Plan drawings. Also, some floor preparation would be necessary. So, we are expecting a revised quote this week.
